About this document
What it is for, what UAE law expects and when to ask a lawyer instead.
What is a Tenancy Agreement?
The contract between a landlord and a tenant for a home, office or shop. In Dubai the Ejari registration uses a short standard form; this agreement adds the terms that form does not cover, such as maintenance, early exit and the deposit.
UAE rules that apply
Dubai leases are governed by Law No. 26 of 2007 as amended and RERA rent rules; other emirates have their own municipality rules. Rent increases and eviction are regulated and cannot be contracted out of.
When you need a lawyer
Long commercial leases, fit-out obligations, rent-free periods and leases inside free zones with their own rules should be drafted by a lawyer.
