About this document
What it is for, what UAE law expects and when to ask a lawyer instead.
What is a Murabaha?
A Shariah-compliant sale in which the financier buys an asset at the customer's request and sells it to the customer at cost plus a disclosed profit, payable by instalments. It is the most common Islamic financing structure in the UAE.
What makes it valid
The financier must actually own the asset before selling it, the cost and profit must be disclosed, and the price cannot increase after sale. Late payment amounts go to charity, not to the financier.
When you need a lawyer
The term sheet precedes a master Murabaha agreement, agency letter and offer/acceptance notices; those documents and the Shariah board approval should be prepared by a lawyer.
